General Terms of Use

This website is managed & operated by Balkan Dreams, registered in Bulgaria. All content on this site is protected by copyright laws and are owned by Balkan Dreams or by a third party content provider such as an estate agent that have permitted their content to market their products or services. All content may only be used for personal, non-commercial use only. You may not use any of the contents of this website for any other use without prior written consent of Balkan Dreams or of the relevant third party.

As a further condition of using this website you agree that you will not modify the contents of this website nor attempt to perform any unlawful act, nor use our website or email address for transmitting or receiving of any unlawful, defamatory, scandalous or obscene material. You may however add links from your own site to www.balkandreams.co.uk without prior written consent.

Balkan Dreams are not estate agents. We do however use agents & lawyers in Bulgaria and once a property has been reserved and a deposit paid we will arrange for you to purchase your property through a lawyer in Bulgaria. You will be bound by their terms and conditions, which are different to our terms, under a separate agreement.

Balkan Dreams aims to provide up to date and valid information and will regularly update the website to ensure that information is accurate. However, we can only do what is reasonably practical and from time to time information may be outdated - we cannot be held responsible for this. Please ensure that you contact us if you are unsure about the validity of any details.

The information provided is believed to be true and up to date, however, we do rely on third parties to an extent and cannot be held responsible for their accuracy. Measurements of properties & land and dates that they were built or restored are approximations only. Prospective buyers should verify that all details about a property are correct before completing the final purchase.

Please do not assume that planning permission is available on a property - this will need to be verified and a fee may be applicable. Rebuilding an existing property is usually legal. Extensions and separate buildings will most likely require planning permission.

Balkan Dreams cannot be held responsible for any delays caused by third parties but will strive to ensure that the purchasing process and any post purchasing work (such as renovation using our contacts) runs smoothly and on time.

All information about Bulgaria is for guidance only. We recommend that you visit Bulgaria first or seek third party advice on whether a property in the country is right for you. Properties that are sold  'in good condition' may provide adequate living space & shelter but may not meet EU housing standards. For example, some properties have no bathroom and most properties do not have an inside toilet. We recommend the services of our builders who will renovate properties to an EU or better standard.

We cannot be held responsible for any changes in the property market, the currency or in purchasing laws and political developments. You should seek independent financial advice. We cannot make any guarantees on capital gains, tax implications or income from rental properties.

Please note that we are not responsible for the content of any external sites that are posted on our website.

Orders

We reserve the right to cancel an order if any of the terms and conditions are broken or if any information provided by the client is deemed to be incorrect or unlawful. We may also cancel an order if any of the terms of the sale have been changed by a third party, such as the seller or an agent. In these circumstances a clients deposit will be fully returnable. The client may also be liable to cancel an order under similar circumstances, including return of deposit.

If you cancel an order without any of the above reasons then the deposit may not be returnable.

All properties are sold in the current condition and the deposit is non-refundable, unless the property differs significantly upon inspection than the description supplied. In these rare cases you may be eligible for a full refund, or a reduction in the final price equivalent to the differences. Costs

Whilst we will attempt to ensure that our property prices are up to date, these are subject to change. Once you have paid a deposit, the purchase price is guaranteed.

Prices for goods and services in Bulgaria stated on this website are approximations and may change from place to place or from time to time. Prices are usually displayed in the Euro, these may change due to fluxuations in the exchange rate between the pound, the Euro, the Bulgarian Lev and other factors such as money transfer rates (e.g. from UK to Bulgaria).

Privacy Policy

Balkan Dreams conform to the Data Protection Act of 1998. We will treat any contact details and personal information with confidentiality as required by the act.

We will only use your contact details for contacting you and will not pass on to any third party for marketing purposes. It may however be necessary to pass your contact details to third parties such as our builder or lawyer in Bulgaria (with your permission). Your information will not be stored on any database or system accessible by the public or for commercial activities.

Balkan Dreams will take all reasonable endeavors to ensure that your information is kept private, however, due to the insecure nature of the internet, we cannot guarantee that any security breaches beyond our control will occur whilst using our website or whilst contacting us by email.

Under the Data protection Act, you may request to see what information we hold on you.

This website does not use cookies.
