Who are we? Balkan Dreams was originally set up in England by Bulgarian and British directors. We have since moved our full time services to our Bulgaria where we feel we are better able to meet your needs. We work directly with agents & brokers in Bulgaria to find our properties. We also have links with lawyers, translators and builders to assist you every step of the way. How do I purchase a property? Foreign nationals cannot purchase land in Bulgaria - if you purchase an apartment this is not an issue as there is no land as such. If you purchase a house you need to set up a company in Bulgaria, which we can assist with. As the company will own the land and you own the company, this is just a legal work around. A deposit cannot (normally) be paid until a company has been established, i.e. you will need to visit Bulgaria to start the purchasing process (we can also help you plan your trip). However, for a fee of 100 Euros we can reserve a property for a period of 1 month - we will promise not to sell to anyone else. We normally charge a commission of 3% (although this may be subject to change and may differ depending on the property). On properties under 17,000 EUR there is a minimum commission of 500 EUR. This covers services such as: collating property information for customer (including additional photographs), viewings, arranging solicitors, Notary and Bulgarian company set up, general help and advice throughout the sale and on any matters regarding Bulgaria. Other costs you may need to consider that are not included are travel costs (we may be able to transport you from place to place but will ask for money to cover any petrol costs incurred), translation fees, mailing costs (i.e. of documents from Bulgaria to the UK) etc. I want to buy an old house that needs restoration - can you help? How much will it cost? Yes we can help. We have a separate building company that can renovate to a good standard for a very reasonable price.
